Yes, but you need written permission from the Architectural Control Committee (ACC) first. This includes any painting, construction, or even major landscaping changes. The goal is to maintain a consistent and harmonious look throughout the neighborhood.
Please park vehicles in your garage or driveway. On-street parking is only for short-term guests. Commercial vehicles, RVs, boats, and trailers are not allowed to be parked in the community unless they are in your garage.
Yes. You can have common household pets like dogs and cats. They must be on a leash or fenced in when outside, and you are responsible for cleaning up after them. Pets that are noisy or a nuisance may be required to be removed from the community.
Fences are allowed only in the backyard and require ACC approval. They must be made of wood, be no taller than six feet, and have the finished side facing out. Fences are not permitted in front of lawns.
Please keep your garbage cans hidden from the street and your neighbors. You can put them out for pickup no more than 12 hours before, and they must be put away within 12 hours after pickup.
Yes, but with restrictions. Satellite dishes must be 24 inches or smaller in diameter and installed at the rear of the house so they are not visible from the street. You must follow all FCC and association rules for installation.
Each homeowner is responsible for keeping their lot and home's exterior neat, clean, and well-maintained, especially the front lawn. The Association is responsible for maintaining the common areas, like entrance landscaping and detention ponds.
You may run a business from home as long as it doesn't create extra traffic, noise, or become noticeable from outside your house. It should not involve frequent visits from clients or suppliers and must comply with zoning laws.
Your HOA fees are used for the general benefit of the community. This includes maintaining all common areas, such as the entrance sign, landscaping in shared spaces, and any drainage or detention facilities.
If HOA fees are more than 10 days late, a late charge of $35 or 15% of the amount due (whichever is greater) will be added. If it's over 30 days late, interest at 12% per year will also be applied.
Generally, no signs are allowed without permission. However, you can have one professional "For Sale" sign (max 4 sq. ft.), a small professional security sign, and customary name/address signs without prior approval.
No outbuildings, including tool sheds, barns, or other structures, can be built on any lot without first getting written approval from the Architectural Control Committee (ACC).
Any recreational equipment, including basketball goals, must receive prior written consent from the ACC or the Board before being installed or placed on your lot.
Yes. You must give the Board written notice of your intent to sell within seven days after signing the sales documents. The new owner must also provide written notice of their ownership within seven days of receiving the title.
Yes. All windows must have window treatments (no bed sheets). Any part of the treatment that is visible from the outside of your home must be white or off-white in color, unless otherwise approved by the Board.
You are welcome to display the U.S. flag. However, other decorative flags are not permitted on the exterior of a residence or on your lot.
No. For the safety and comfort of all residents, the discharge of fireworks is prohibited on all common property within the community.
All approved improvements or modifications must be started within six months from the date of approval. If not, the approval is revoked unless you get a written extension from the ACC. All work must be completed within 90 days of starting.
No. Garages cannot be converted for other uses and must be available for parking. Garage doors should also be kept closed except when entering or exiting.
A nuisance is anything that is unclean, unsightly, or creates foul odors or loud noises that might disturb your neighbors. This includes offensive activities that cause discomfort or annoyance to others in the community.
No. Clothing, clotheslines, bedding, rugs, and similar items are not allowed to be placed or stored outside the residence where they are visible to others.
Window air conditioning units may not be installed without getting prior written consent from the Board or the Architectural Control Committee (ACC).
No, a lot cannot be subdivided or have its boundary lines changed without getting prior written approval from the Homeowners Association Board.
Personal property left in a common area for more than 24 hours may be removed, stored, or thrown away by the HOA. The Association is not liable for any loss or damage.
If your act (or that of your guest, family, or tenant) causes damage to a common area, the HOA has the right to perform the repair and specifically assess the full cost to you.
The Board can enforce rules by imposing fines, suspending your voting rights and use of common areas, or by taking legal action. In any legal action, the winning party can recover their attorney's fees.
Yes. This is called "self-help." If a violation isn't fixed after a 10-day written notice, the HOA has the right to enter the property to fix the issue. All costs for this are charged to you.
The covenants can be amended with an affirmative vote or the written consent of homeowners representing at least 55% of the lots in the subdivision.
Yes. The Board reserves the right to approve any contractor or architect who performs alterations on your lot. A key requirement is that they must have proper liability insurance coverage.
Yes. To maintain the single-family residential character of the community, the maximum number of occupants is limited to two people per bedroom in your home.
Yes. A vehicle parked in violation of the rules can be towed after a 24-hour notice is placed on it. However, if a vehicle is in a fire lane, blocking traffic, or causing a hazard, it can be towed immediately without notice.
No. The Architectural Control Committee's (ACC) approval is for aesthetic and rule compliance only. The homeowner is fully responsible for the design, quality, and structural integrity of any modification and holds the HOA harmless from any claims.
